This Short-Term Rental Agreement (the "Agreement") is entered into between Surbiton Manor Kingston (hereinafter referred to as the "Host") and the renter/guest (hereinafter referred to as the "Guest"). This Agreement sets forth the terms and conditions governing the short-term rental of Surbiton Manor Kingston (the "Property") by the Guest.

• Check-in Date: listed by guest.
• Check-out Date: listed by guest.
• Rental Payment: Online 
• Total Rental Amount: As listed
• Security Deposit: Payment in Full
• Additional Fees: All applicable listed fees.

The Guest shall make the rental payment as follows:

• Payment Method: Online via El Sol Vida website
• Accepted Payment Methods: Major credit cards

Cancellation Policy:

• Full refund up to 7 days before the check-in date. For cancellations made within 7 days of check-in, no refund will be provided.

Occupancy and Use:

• The Property shall be used solely for residential purposes by the Guest and the specified number of occupants.
• The Guest agrees not to sublease or assign the Property to any other person without prior written consent from the Host.

House Rules: See House Rules Below.

• The Guest agrees to abide by all house rules and regulations provided by the Host. Failure to comply with these rules may result in immediate eviction and forfeiture of the security deposit.

Security Deposit: 

• The Guest agrees to authorize the Host to charge their credit card upon check-out.
• In the event of any damages, excessive cleaning, or other expenses incurred by the Guest, the credit card on file will be charged accordingly.
• The Host will provide a detailed statement to the Guest within a reasonable time (7 business days) after check-out.

Liability:

• The Guest assumes full responsibility for any personal injury or property damage caused during their stay at Surbiton Manor Kingston.
• The Host shall not be held liable for any accidents, injuries, or losses incurred by the Guest or their invitees.

Maintenance and Repairs:

• The Guest shall promptly notify the Host of any maintenance or repair issues encountered during their stay.
• The Host will make reasonable efforts to address and resolve such issues in a timely manner.

Termination:

• The Host reserves the right to terminate this Agreement and evict the Guest if any of the terms and conditions outlined herein are violated.

Governing Law:

• This Agreement shall be governed by and interpreted in accordance with the laws of Jamaica.

Entire Agreement:

• This Agreement constitutes the entire understanding between the Host and the Guest and supersedes any prior agreements or understandings, whether written or verbal.
• Both parties hereby acknowledge that they have read, understood, and agreed to the terms and conditions of this Short-Term Rental Agreement.

By accessing and using the El Sol Vida website for the purpose of booking Surbiton Manor Kingston, the Guest acknowledges and agrees to abide by the terms and conditions set forth in the above Short-Term Rental Agreement. El Sol Vida serves as the platform facilitating the rental process on behalf of the Host, and the Guest agrees to comply with the payment methods, cancellation policy, and other provisions outlined in the Agreement.

House Rules

Check-in and Check-out:

• Check-in time is 3:00 PM, and check-out time is 12:00 PM (noon)
• Early check-in or late check-out may be available upon request, subject to availability and additional fees.

Occupancy:

• The maximum number of guests allowed is (4) four.
• Parties and events are strictly prohibited without prior written consent from the Host.
• Visitors are only permitted with the Host's approval and must comply with the house rules.

Noise and Respect for Neighbors:

• Please respect the quiet hours from [insert quiet hours start time] to [insert quiet hours end time].
• Keep noise levels to a minimum, especially during nighttime hours, to avoid disturbing neighbours.
• Be mindful of shared spaces and common areas, ensuring they are kept clean and tidy.

Smoking and Drug Use:

• Smoking is strictly prohibited inside the property, including balconies and terraces.
• Any evidence of smoking inside the property will result in additional cleaning fees.
• Drug use or any illegal activities are strictly prohibited and will result in immediate eviction

Pets:

• Pets are not allowed on the premises unless prior written consent is obtained from the Host.
• If approved, an additional pet fee may apply, and the Guest is responsible for any damages caused by their pet.

Damages and Maintenance:

• The Guest is responsible for any damages or breakages that occur during their stay.
• Please report any damages or maintenance issues to the Host immediately for prompt resolution.

Cleanliness and Garbage 

Disposal:

• Maintain cleanliness throughout the property and leave it in a similar condition as found upon arrival.
• Dispose of garbage in designated bins or as instructed by the Host.
• Excessive cleaning required due to negligence or failure to follow the house rules may result in additional charges. 

Security and Valuables:

• The Host is not responsible for any loss or damage to the Guest's personal belongings during their stay.
• Securely lock all doors and windows when leaving the property or during the night.

Utilities and Appliances:

• Conserve energy by turning off lights, air conditioning, and other appliances when not in use.
• Follow instructions provided for operating appliances and equipment safely.

Liability:

• The Host is not liable for any accidents, injuries, or illnesses that occur during the Guest's stay.
• Guests use the property and its amenities at their own risk.

Compliance with Laws:

• Guests must comply with all applicable local laws, regulations, and ordinances.
